How Much Do I Insure My Building For?
In purchasing insurance for property, one of the biggest questions is "what amount to insure a building for?" Not surprisingly, there are some different options.

Some of the primary options that an owner may start with:
Cost of Reconstruction, Market Value, Purchase Price or Loan Amount

Fortunately, all of these amounts relate to two methods of valuation for property insurance:
1.   Replacement Cost
2.   Actual Cash Valuation

Most insurance buyers will want to take the replacement cost option but there is merit to either plan.

Insure a Challenging Property Opportunity


Due to the current economic condition and the current mortgage market, there appear to be many great opportunities for buyers. Many of the opportunities you may have seen look like this:
 
"100 unit apartment, occupancy 50%, some restoration work completed, discounted price, great opportunity for new active owner"
 
While this certainly is an intriguing property teaser and may be great for a new buyer, it does offer some challenging insurance options.
